AI Contract & Spec Review Platform

A contract review application that compares new subcontracts and spec books against your playbook, scores risk, and returns prioritized redlines with citations. Built for specialty trade contractors who cannot paste confidential GC agreements into public AI tools.

Background

Every specialty trade contractor works against two stacks on every job, and both land with a tight review window.

On the contract side, long GC subcontracts, often 50 to 60 pages, hide risk in familiar-sounding clauses: broad-form indemnity, pay-when-paid, lien language, delay damages, and prime-contract flow-downs. On the spec side, construction spec books can run thousands of pages across CSI divisions. The estimating team has to know what Division 26 actually requires, reconcile that against the contract scope, and catch conflicts before the bid goes out.

Senior estimators carry that knowledge, but it is hard to scale across projects. Pasting confidential agreements or full spec books into a public AI tool was never a real option. Teams need one place to review contracts and specs against the same company playbook, on infrastructure they control.

How It Works

The platform handles contract review and spec review in one system, tied to the same project and customer. On contracts, it parses subcontracts into clauses, scores risk against your playbook, and returns prioritized redlines with citations. On specs, it ingests the full spec book, makes it searchable in plain language, runs your trade checklist, and builds a responsibility matrix so contract obligations and spec requirements line up before you bid.

Every review is logged. Past decisions, master agreements, and spec findings stay searchable for the next job.

Contract review: parses subcontracts and flags payment, delay, lien, and indemnity language
Scores contract risk against your company's standard positions, not generic templates
Returns suggested redlines with citations to the clause and the playbook rule
Spec review: ingests full spec books and parses them into CSI divisions and sections
Search specs in plain language and get cited answers in seconds instead of paging through hundreds of pages
Runs trade-specific checklists and builds a responsibility matrix against contract scope
Runs on isolated infrastructure so contracts and spec books never leave your environment

How to Use It

Open Try it live to launch the demo. You can explore the full contract and spec workflow on sample documents without signing up. A walkthrough video sits at the top of this page when you want a guided tour first.

The steps below match what production teams run every day. In the demo, you work with sample contracts and spec books. On your own instance, the same flow runs against your playbook, your projects, and your isolated infrastructure.

  • Open Try it live and pick Contract Review or Spec Review from the demo home screen
  • For contracts: upload a subcontract (or use a sample), tied to a project and customer
  • Review the risk score, then open prioritized findings. Each one cites the clause and the playbook rule behind it
  • Accept or reject suggested redlines, add comments, and export a marked-up document ready for negotiation
  • For specs: upload a spec book, search it in plain language, or run the trade checklist and responsibility matrix against contract scope
